The story of the accidental on-line estate agents!

The story of Urban Sales and Lettings is a bit of an accidental one! Between 2000 and 2003 our company directors invested in a portfolio of property together based in South West London. Soon shocked by the high letting fees they were paying on a regular basis to local agents they decided to try and take more control of the situation and avoid the sky high fees.

After many discussions, various schemes and ideas in 2004 they took action, approached Find A Property and bought an account which enabled them to try a DIY approach to letting out their rental portfolio without the use of traditional high street agents charging on average 10-15%.

The idea worked and word spread to family and friends who also owned property and were looking to move away from high commission fees; what started off as a few favours here and there very quickly became a business idea. Why not allow other landlords the opportunity to join in? Why stop at the rental market?

Word of mouth and a lot of local leafleting saw us gain our first paying clients! The business model instantly appealed to both landlords and vendor and took off quickly – after just 18 months the need for separate premises and additional staff was clear! So we took the plunge and made the exciting move from our spare room to our first official office in Tunbridge Wells. Today the concept is not just about advertising properties online but providing a complete, competitively priced estate agency service that leads the market whether high street or online based.

So what exactly is online estate agency and how much could it save you? In a nut shell the two major differences between online and high street estate agencies are price and the way in which viewings are hosted. A local agent will not charge you anything until they sell or let your property, then at that point you will owe them a percentage based commission fee.

An online based agent will normally work on a one off upfront fee basis with nothing further to pay once your property is sold or let, this generally results in significant savings! Your traditional agent will host viewings for you during office hours but you may be required to be home if you have house pets or to host viewings yourself out of hours or on Sundays. With an online agent you will host your own viewings and have full control over when they will take place.

After three office upgrades, two new websites and 8 years of 7 day weeks we now employ a small army of staff who are either fully qualified estate agents or part way through their training.
